What a warehouse inspection won’t show you, and why it costs tenants every day
You’ll see the space, the office and the roller door. You won’t see the 7:30am traffic, the supplier route or your team’s drive home. But you’ll pay for all three on every workday of your lease.

The short answer: before you lease an industrial unit in Truganina, test the location against your whole working day, not just the building. Check how far your customers are, where your suppliers deliver from, how much your team travels between jobs and the warehouse, and how your regular routes run at the times you actually use them. Visit during normal working hours and drive your real routes. A great layout won't fix a location that slows your business down.
Rent is the cost you see on the lease. Travel time is the cost you pay every day without noticing.
Most tenants spend the inspection inside, checking the floor space, the office and the roller door. All important. But the building only affects what happens inside it. The location affects every trip your business makes, every day, for the whole lease.
An extra 20 minutes each way, five days a week, across a team of four, adds up to hundreds of hours a year. That's paid time spent in traffic instead of on jobs, deliveries or sales.
The 4 location questions to ask before you lease
1
How far are your customers?Map where most of your work or orders actually go. A unit that's cheaper per square metre can cost more overall if every job means a longer drive.
2
Where do your suppliers deliver from?If stock comes from the port, a distribution centre or interstate, check the route and travel time to this unit. Delays upstream become delays for your customers.
3
How much will your team travel?Think about trades and staff moving between jobs and the warehouse, and where your team lives. A long commute affects punctuality, overtime and how easily you can hire.
4
How do your regular routes run at peak times?A route that takes 15 minutes at 11am can take far longer at 7:30am or 4:30pm. Check freeway and main-road access at the hours you'll actually use it.
Watch: is the location right for your business?
Do this at the inspection, not after you sign
1
Visit during normal working hoursSee the estate when it's busy, not on a quiet Saturday.
2
Test your commuteDrive from home, or from where most of your team lives, at the time you'd normally start.
3
Drive your regular routesGo from the unit to your two or three most common customer or supplier locations.
4
Look at the estate around youNeighbours, parking and truck movements at peak times affect your day too.
While you're outside, check that your delivery vehicles can actually get in and unload. Our warehouse truck access checklist covers the four access checks to make on the same visit.
Truganina's location advantage, and when it doesn't suit
Truganina sits in the heart of Melbourne's western industrial corridor, with freeway and arterial road links to the CBD, the Port of Melbourne, Geelong and regional Victoria. For businesses serving the west, for distribution and for trades working across the western suburbs, it can be an ideal base.
If most of your customers are in the east or south-east, though, a Truganina unit may add travel time that outweighs a lower rent. A location is right or wrong for your business, not in general.
Common questions
1
How do I choose the right location for a warehouse?Start with where your customers, suppliers and staff are. Then test the routes and travel times at the hours you'll actually use them, and weigh that against the rent and the building.
2
Is Truganina a good location for a warehouse? It's a strong location for businesses serving Melbourne's west, distribution and trades, thanks to its freeway and arterial road access. It may not suit a business whose customers are mainly in the east or south-east.
3
What should I check before leasing an industrial unit?Inside: size, roller door, power, office and amenities. Outside: truck access and loading, plus the location for your customers, suppliers, staff travel and regular routes.
Fairmont only sells and leases industrial property across Melbourne's western corridor and Geelong. That focus is deliberate. It means we know the buyers who are active right now and what they are prepared to pay.
